Welcome back to the Saving Thousands radio network, I’m Robert Palmer. I’m here with Matt Hodge, again we’re talking about 1489 Balsam Willow Trail, one of his new listings here in East Orlando. Matt I want to talk about some of the pictures here. You’ve got some great pictures online here on 1498BalsamWillowTrail.com. Just to kind of talk about these, I think sometimes maybe people get lost in pictures and maybe we can do a good job in describing and walking them through it. I know to me some of the most important areas of a house obviously are the kitchen and living room. If you’re going to do entertaining or if you’re going to have guest and friends over, that’s really where it’s going to happen. And then this house has that beautiful bonus room. The bonus room here at 1489 Balsam Willow Trail. Let’s start in the kitchen. I’m looking at pictures here, and I love the fact that the kitchens got the big island. There’s the pass through there directly into the living room. There is nothing I hate more than a house where when you’re in the kitchen, you feel like you’re isolated from the rest of the house. You’ve really just got one very large area. There’s this nice decorative arch here (wide arch) between the kitchen and the living room, and then a nice island. I’m guessing that’s real granite, right?

Yes.

Stone counter tops; those are beautiful. Stainless steel appliances; all brand new. The house was just built in 2012, is that right?

Yep, 2012.

And then the cabinets; well built, quality cabinets. Obviously you can go down to Ikea these days and pick up some cabinets pretty cheap. I’m guessing these aren’t the Ikea special here at 1489 Balsam Willow Trail. Talk to me a little about the cabinets there, the countertops and the kitchen, and kind of your take on that as an agent.

Yeah, so one of the things that’s nice about this kitchen is the way it’s situated. The view of the kitchen is open to the rest of the home, so like you said you don’t feel isolated inside the kitchen. It’s great for entertaining and just feeling an entire part of your house. It’s 42 inch cabinets with the crown molding on top, which is always a nice touch. And one thing you may notice is that it actually vents to the atmosphere outdoors. A lot of the houses right now (on the microwave) don’t have the vent and that just recirculates air; it runs it through a little tiny filter and then pumps it back inside the house. It doesn’t really do a whole lot for actually expelling and exhausting when you’re cooking up something oily or smoky.

When you’re frying up that bacon on Saturday morning, is that where you’re going with this?

Absolutely, that’s where I’m going with it.

So you have the opportunity here to actually have a house that vents to the outdoors. It just makes the house smell so much better and keeps it so much cleaner; reduce maintenance on your end.

I’d say that’s one of the cool things I’ve noticed about 1489 Balsam Willow Trial, it’s the little touches. The little things that Beazer did when they built this house. The energy efficiency, which obviously saving money on your electric bill plays in big there. Not recirculating that hot air back into the house, or those smells back into the house when you are cooking. Actually you’ll see there in the pictures where the wood goes all the way up to the celling about the stove there, and that’s for that extra ventilation, which is a big deal. We’ve got a really nice sized living area—living room, directly connected to the kitchen. This gives you some flexibility; the living room can kind of bleed into the kitchen area, or visa versa. If you want to put a nice breakfast table there you could shift a little more toward the living area, if you had to. A lot of good room here for couches, and really the grade view off of that living area. That’s one of the things we’ve talked about is behind the house there, there’s nothing. There’s not another house. You’ve got the lake backed up to the conservation area.

Right, and you know the nice thing is that, what a lot of people are looking for right now is a very open concept. The reason why that’s so popular is: 0ne, that becomes a very versatile floor plan so you can use the space in so many different ways. The nice thing is that you have those 3 windows right off the back of the house which have views of the water and the conservation view behind you. Leaving those open and really having that indoor/outdoor concept feel is going to be great.

Okay. While we’re talking about the kitchen and living areas and entertaining, this house has a nice bonus room right at the top of the stairs.

Right.

Talk just a little bit about that for a bit.

That bonus room can be used in a multitude of ways. Some people like to make it a theater room; some people use it as a kids play area, or even an office. It has those nice 3 windows right at the front of the house with a great view, so its lots of natural light that comes in. One of the things about these E-3 energy efficient windows, is that you can actually leave the blinds open all day and the rooms not going to heat up. That heats not going to transfer through, so it really gives you the opportunity to have that really bright natural white light without the inconvenience of it being 100 degrees upstairs.

Okay, so what is upstairs? Is it just the bonus room or are there bedrooms too? What all is upstairs?

Yeah, we have 3 bedrooms and the bonus room upstairs.

And downstairs—is the master downstairs?

Yes, the master bedroom is downstairs.

And then the bathroom downstairs; full bath? Half? Obviously there’s a bathroom in the master but is there a half or a full bathroom?

We have a half bathroom downstairs. That would be like the common area, and then you also have your master bathroom.

Okay. This door off the kitchen, next to the island; is that like a pantry?

Yep, a large walk in pantry.

Okay, so beautiful entertaining areas. You’ve got the bonus room upstairs which just screams Sunday football, or Saturday college football having the guys over. Then obviously the big entertainment space downstairs. There’s those sliding glass doors off the back of the living room, right? So you can open that up onto the porch, am I looking at that correctly?

Yep.

Okay, so I’ve really just have this picture of you’ve got the couple sliding glass doors back there; getting that open. You’ve got the nice porch, you’ve got the windows with the beautiful view of the lake—put a nice barbeque grill out there. I really do like the size of this living room. It kind of cuts back to the right so you’ve got this view of the kitchen, giving you a lot of room to work with there.

Absolutely.

And then too, if you wanted to put a dining table over there. You’ve got a lot of flexibility, which I like. I feel like in some houses, the builders cut them up so much that you’re locked in.

Right.

Where here if you want a massive living room, you can have it. If you want to give up some of that living room and put up a dining room table on the back half of it, you can absolutely do that as well. It’s just a lot of flexibility to make the home your own.
